A family bakery, a rent increase, and a lease with nine days left

Delgado Bakery has been on Front Street for 31 years. Its new lease would raise the rent by 40 percent.

Delgado Bakery has sold bread and pastry from the same corner of Front Street for 31 years. Two weeks ago, owner Rosa Delgado got a new lease with nine days to sign it, raising her rent by 40 percent.

"My father signed the first lease on this spot in 1993," Delgado said, standing behind a case of morning bread that sells out most days before ten. "I have never once been late on rent. This is not about whether I pay. It is about whether I can."

The building's new owner, a real estate group that bought the block last year, said the increase brings the bakery's rent in line with current market rates on Front Street, where storefronts now command nearly double what they did a decade ago. A spokesperson for the group said the company had honored the bakery's below-market rate for two years after the purchase and could not do so indefinitely without raising rents elsewhere in the building to cover the gap.

Nine days

Delgado said the short window to decide, rather than the increase itself, was what nearly ended the business. "Forty percent is a number I can try to plan around over months. Nine days is not enough time to plan anything. It is enough time to panic." She said she spent the first three days calling other bakers who had gone through similar renegotiations, trying to learn what leverage, if any, a small tenant actually has.

After a petition organized by neighboring shop owners drew more than 1,200 signatures, the landlord extended the deadline by three weeks and agreed to phase the increase in over eighteen months rather than all at once. Delgado signed the revised lease Monday, a version that still raises her rent by the full 40 percent but spreads the increase across six-month steps instead of a single jump.

"We are staying," she said. "It is going to be tighter than it was. We are cutting back on hours for two part-time staff and raising the price of a loaf by a quarter. But we are staying."

Delgado's is the third Front Street business to renegotiate a lease under similar terms this year, following a hardware store and a tailor shop, both of which also secured phased increases after public pressure. Not every shop on the block has been as fortunate; a used bookstore two doors down closed in the spring rather than accept its new terms, and its storefront has sat empty since.
